Terms of use

This website shows which of our rooms are free and lets you ask to book one.

If a room takes bookings straight away, your booking is firm as soon as you send it and you get a confirmation email. Otherwise it is a request. Asking for a time does not hold it, and if we confirm someone else for the same time first, your request is declined automatically and we email you.

Prices shown here are set by us and are for information. Nothing is charged or collected through this website. Payment, deposits and refunds are arranged directly with us, exactly as they were before.

You can cancel here at any time before your booking starts. Any deposit, or anything owed for a late cancellation, is as agreed with us directly.

• Give real contact details when you ask to book.
• Do not use the booking form to send messages to anyone.
• Do not try to break, overload or get around the website.
• Do not book rooms you do not intend to use.

We may decline any request, for any reason, and may cancel a booking. We may stop someone using this website if they abuse it.

We work hard to make sure two bookings can never take the same room at the same time, and the website is built so the database itself refuses to allow it. Even so, we cannot promise this website will never be unavailable or never get something wrong.

We are not liable for loss caused by this website being unavailable or getting something wrong. The booking itself is between us and you, and nothing here affects that.

Keep your own note of anything you cannot afford to lose.

We may change these terms and will post the change here. We may take this website down or stop taking bookings through it, giving reasonable notice where we can. Bookings already confirmed are not affected by a change to this page.

These terms are governed by the laws of the Province of Ontario and the laws of Canada that apply there.
